Options after separation

What are my options in a separation?

My husband and I built a house 3 years ago in a new estate. We are separating but not sure what to do about the house. Neither of us can afford to live there on our own and if we rent it out, we still have considerable costs that wouldn't be covered by the rent. We could try and sell it however we would be taking a large loss and most houses have taken 6 to 12 months to sell because there is still land available in the estate so people can build a new home for around the same cost as we could sell for.

We have children so renting out rooms aren't an option if one of us were to stay in the property.

I don't want to default on the loan or get any bad marks on my credit file.

We are currently both still living in the house amicably but this gives my husband the impression that I will change my mind and go back to him. I am set on separation as I have tried to make it work for 9 years and he just doesn't change or get it.

Best option sounds like to sell it, especially if u want a clean cut!

For ease of the situation, sell the home at a loss. It’s going to be the safest option financially.
